Located on a prominent City fringe site, the existing asset has been repositioned to meet the expectations of modern occupiers.
Appointed by the developer to elevate the asset’s appeal and commercial performance, we transformed a constrained and fragmented ground floor into a cohesive, activated arrival experience. Previously divided by congested services, oversized risers and awkward infrastructure, the space lacked flexibility and identity.
Through strategic spatial planning and careful services coordination, we unlocked the ground floor to create a confident reception, layered lounge areas and a commercially viable café that energises the building and strengthens its street presence.
Above, five efficient Cat A office floors provide flexible, light-filled workspace designed for a broad occupier market. A lower-ground wellness suite with gym, showers and cycle storage, alongside a shared rooftop terrace, introduces a strong amenity offer that enhances tenant experience and retention.
